Brief: To convert an art deco, triple-storey parking lot into a mixed-use centre.

The original building occupies a prominent corner in the CBD overlooking a public open space.  

Retail space is dropped half way below the street level and extends as a double volume with floor to ceiling glass. This band of glass serves as a  transparent wall allowing the original building to retain its art deco facade.

The 1st and 2nd floors are kept as parking bays with minimal alteration to the existing structure.

The 3rd, 4th and 5th floors are newly constructed from light-weight materials and steel meshes. This sets a clear contrast between the old and new.

The 3rd and 4th floors are used as offices opening up to the north light and views of the city. They are set back from the street edge with planted terraces.

The 5th floor becomes split-level luxury penthouses.
